Project concept
A project´s concept is the most important phase of the project, the cornerstone determining the success of the entire project.
Together with our clients and partners – whether final investors, owners or tenants – we devote sufficient time to define the product and set goals and parameters of the real estate project.
Market analysis, selection of suitable locality and obtaining the land
We support investors in searching for and obtaining land suitable for the real estate development.
Based on the investors requirements we prepare a detailed market analysis, defining the relevant segment of the market and local requirements for development.
We look for suitable properties, after due diligence we evaluate the potential, propose alternate technical concepts taking info account the goals and conditions of the investor.
Finally we prepare a feasibility study for the project, which offers guidance for a successful property purchase and development.
Provision of finance
Our analysis of the project concept and its inherent economic implications, as well as the product’s position in the market, provide the insight necessary for us to support our investors in successfully obtaining project financing.
Furthermore, we prepare the necessary project documents, economic analysis, market reports, and present suggestions for the optimal means of securing financing. We approach potential financial institutions and support meetings and negotiations.
Design and engineering phase
Once the project concept has been defined and benchmarks have been set, we orchestrate the design process for our clients. We evaluate potential architects and designers, hire by tender, employing only the professionals best suited for the job. Throughout the design process, we work closely with the architect to ensure that the design is fully in line with the expectatrions of the investor.
In all stages of the design process, we verify the results of the design with the view of the client’s investment-, usage and marketing goals.
We will set up a project team, selecting experts and consultants; on behalf of our customer we take care of all necessary agreements, and manage the design and planning process.
Our strong network gives us the advantage of incorporating specific local requirements into the project at an early stage. In this respect our local partners serve as a liaison, communicating with the local authorities along the way ensuring that all necessary permits are obtained in a timely fashion.

Technical project management / construction management
On behalf of our clients we manage and coordinate the construction process. Once the contractor has been selected we take care of negotiating all agreements and signing necessary contracts.
Our skilled and professional team allows for a seamless transition from the design stage to the implementation phase. We see technical project management as an integral process that requires coordination of all team members, professional management, and thorough progress reviews and inspections throughout construction up to the issuance of the occupancy permit. Economic Management / Controlling

Jürgen Bischoff and Alexander Maculan founded Bischoff & Compagnons Property Networks GmbH as a Berlin based property development and investment company in 1996.
Richard Teichmann
Executive Partner
Since 1999 Dr. Teichmann has been in charge of the company for the entire Central European market. He has worked in the construction and real estate sector since 1985; he studied law in Vienna (Dr. iur.) and completed an MBA program at INSEAD. In 2002 he was awarded the Order of Honor in Gold by the Republic of Austria.
Ivana Bakunić
General Manager, Croatia
Since 2010, she has been leading the Meridian 16 business park development in Croatia. She has extensive experience in real estate business through working in a law firm and as a head of the Legal department at Colliers International. She graduated from the Faculty of Law in Zagreb and passed the bar exam. She also attended MBA studies at the Faculty of Economics in Zagreb. She has been actively participating in the work of the Croatia Green Building Council since its establishment.
Peter Galantai
General Manager, Hungary
Since 2000 he worked for the Hungarian subsidiary, in 2004 becoming its General Manager.
He has many years of experience as a real estate developer, especially in the planning and executionphases of projects.
He studied Civil Engineering at the Technical University of Budapest.
He has also been a long time member of the board of directors of the HUGBC (Hungarian Green Building Council)
Rastislav Badalík
General Manager, Slovakia
Since 2003, he has been leading the company’s branch in Slovakia. Previously, he worked for 10 years in construction and real estate business. He graduated from the Faculty of Civil Engineering at The Technical University in Bratislava and obtained his PhD from The University of Economics in Bratislava and MBA from ESCP Europe Business School in Berlin. He is a long-time member of the Board of Directors of the Slovak Green Building Council. In 2014, he received the VISIO 2020 Award for a significant achievement in sustainable construction.
